Terms and Conditions

These Terms and Conditions ("Agreement") govern all bookings for the Windmill and Mill house (the "Property") located in Figueira, Portugal, owned and operated by Monte Calma LDA, a company registered in Portugal ("we," "us," "our"). By confirming a booking, the guest ("you," "your," "the guest") agrees to abide by these terms.

1. Booking & Payment

• A booking is only confirmed once payment is received as specified during the booking process.
• The lead guest must be at least 25 years old and is responsible for ensuring all members of the party comply with these terms.
• A valid government-issued ID may be required prior to check-in.

2. Occupancy & Use

• The Property is intended for families, multi-generational groups, and guests with children. It is not suitable for parties, group events, or large groups of similarly aged individuals.
• The maximum occupancy must not exceed the number agreed at the time of booking.
• Under no circumstances may the Property be used for stag or hen parties, sports team gatherings, youth groups, or similar events. We reserve the right to immediately terminate the booking without refund if this rule is violated.
• Quiet hours are from 10:00 PM to 8:00 AM. Guests must respect our neighbours and the tranquil rural setting.

3. Check-in / Check-out

• Check-in is from 4:00 PM on the day of arrival.
• Check-out is by 10:00 AM on the day of departure.
• Late check-out or early check-in must be arranged in advance and may incur additional charges.

4. Cancellation Policy

• Free cancellation up to 30 days before check-in.
• Cancellations made within 30 days of check-in are non-refundable.
• No refunds will be issued for early departures or no-shows.

5. Damages & Liability

• You are responsible for any damage caused by you or your guests during your stay.
• You must notify us immediately of any issues or damage.
• We are not liable for any loss, injury, or inconvenience caused by events beyond our control, including but not limited to natural disasters, power outages, or disruptions to local services.

6. House Rules

• Smoking is strictly prohibited inside the Property.
• Pets maybe allowed upon request for an additional fee.
• Use of candles, fireworks, or open flames is not permitted.
• No commercial filming or photography without written consent.

8. Breach of Terms

• Violation of these terms may result in immediate termination of your stay and loss of your booking fee and deposit.
• In particular, any booking made under false pretences (e.g., for a group party) will result in immediate eviction without refund.

9. Data & Privacy

• Personal data provided during booking will be handled in accordance with our Privacy Policy and applicable Portuguese data protection law.
• A security camera is present overlooking the property to assist with security and facilitating check-in issues.

10. Governing Law

• This Agreement shall be governed by the laws of Portugal.
• Any disputes shall be subject to the exclusive jurisdiction of the courts in Portugal.
